Buying your home

Under current legislation you may have the Right to Buy your council home. As a tenant of a local Authority or Housing Associations you may claim the Right to Buy your council home and you may be entitled to a generous discount depending on how long you have been a secure tenant at your current and any previous qualifying addresses.

Full details of the current Right to Buy scheme are available from your Landlord or from the Department for Communities and Local Goverment their website can be found at: www.communities.gov.uk

It costs nothing to apply for your Right to Buy and you are not obliged to continue with the process if you change your mind. So why not find out if you have the Right to Buy and establish the current value of your home and the price you may have to pay to buy it.

This is done by completing your Right to Buy application (on the form RTB1) with your landlord.We can help you with this and will pleased to offer any assistance you may need.

On submitting your application you should receive an acknowledgement from your landlord on form RTB2 stating whether or not you have the Right to Buy within 4 weeks of your application.(if you have not been with your present Landlord for 2 years this may take 8 weeks).

Your Landlord now has 8 weeks if you are buying a freehold property and 12 weeks if you are buying a Leasehold property to get your property valued and issue the offer notice. This is called the Section 125. If you do not receive this within these time scales we will assist you to obtain this.

When you receive your Right to Buy offer notice (on the form Section 125).This will confirm the landlords valuation and the Discounted Purchase Price (the amount you will have to pay for your property). At this stage if you are not happy with the valuation the landlord has determined you can ask them to redetermine their valuation.

When you have your figures it will be possible, after assessing your circumstances and requirements, to provide you with an illustration of the likely costs of any mortgage.

If you are happy with these we will assist you with your mortgage application and apply to the lender. The lender will confirm their willingness to lend you the funds and issue you with a mortgage offer.

On receipt of the mortgage offer your solicitor will start the conveyancing process and you will be well on the road to home ownership.
